“Criterion at
Bedford” Bedford, MA
Located in a growing section
of Bedford on Middlesex Turnpike, “Criterion at Bedford”,
will be a mixed use development permitted under Bedford’s
Industrial Mixed Use Bylaw. After a year-long permitting
process, the project was initially denied by the Bedford
Planning Board. Criterion Development Partners turned to
Brown & Brown to reapply and work with the local officials
and the Planning Board to attain approval. The Special
Permit allows for 188 residential apartments, 60,000 sf of
office and 27,000 sf retail /restaurant space.
Criterion at Bedford will
contain 47 apartments affordable to moderate income
households. Brown & Brown is assisting Criterion through
the State process for certifying “Local Action Units” and
development of its marketing plan and housing lottery.
In addition, Criterion at
Bedford is also a pilot project in the U.S. Green Building
Council LEED- Neighborhood Development (ND) program. LEED-ND
incorporates the principles of smart growth, new urbanism
and green building into standards for an entire
neighborhood. Brown & Brown has a LEED Accredited
Professional on staff and worked with the engineering
consultant in determining the projects eligibility for the
pilot program.
